First of all, I agree with installing drywall with ONE coat (which includes the tape) and MAYBE a second coat to smooth things out a bit and make things pretty, but to THREE COAT AND SAND  smooth and/or “Texture” a garage ceiling, THAT I will try to talk you out of all day long! Both are EXPENSIVE. Both are TOTALLY unnecessary.

Secondly, unless you sell your house to someone who plays with cars or has a different hobby where they spend a lot of time in the garage, you are never, ever going to get your money back. I’LL DO IT. I’LL TAKE YOUR MONEY. It’s wrong to do, and I REALLY advise against it…..but “the customer is always right”……even when they’re wrong, and you’re writing the check.

 Sorry for the truth. No other drywaller will tell you this. Others will just smile and take your money, we don’t do that stuff.

Thirdly.  SAVE A LOT OF MONEY. 1) Empty the Garage out. The emptier the better, as this will be a CONSTRUCTION SITE for a few hours.  2) Clean the spiders and cob webs off so that neither get entombed in the mud. 3) Remove ALL nails, shelves, hooks, Giraffes and 747’s. EVERYTHING must be removed from the walls.  4) Take off any LOOSE tape. Tape falling off is common in Garages. If it doesn’t want to come off, or comes off with difficulty LEAVE IT. Do not force it.

And last, there are MANY Tiers of how a Garage can be finished, and it’s AMAZING what a coat of paint will do.  Listed below are the many different tiers available after the drywall is hung. Keep in mind the price goes up with each tier, and above all, IT’S JUST A GARAGE!

Just taped, nothing is sanded. (It’s code, there’s nothing wrong with it, and that’s what the builder left you with).

Taped and ONE COAT. Corners taped but NOT coated, nothing is sanded. (I recommend THIS one).

 Three coats with the corners coated, nothing is sanded. (If you charge the rake and the lawn mower rent, and you think they might complain, go for it).

Three coats, Sanded (Who are you, Bill Gates???)

Three coats, sanded with a textured ceiling (includes a home improvement loan and a FREE psychiatric exam).
